A coherent rear extension with improved light and views

Extension before

This project involved the demolition of a series of poorly conceived, ad hoc extensions to an existing semi-detached dwelling, including a poorly thermally performing conservatory that was cold in winter and prone to overheating in summer.

These elements were replaced with a single, coherent modern extension. While the overall floor area of the house was not increased, the intervention significantly improved the quality, usability, and appearance of the home, both internally and externally. Our appointment was to rationalise the rear of the property and deliver a contemporary addition that better supported modern family living.

The client had lived in the property for a number of years and was keen to retain long-established views of the setting sun to the west. This aspiration became a key driver of the design. The new extension replaces the fragmented arrangement of small additions with a clear, simple form: a parapeted flat roof volume that sits comfortably alongside the original house. The new element provides a strong architectural contrast while remaining subservient to the existing building, allowing old and new to be clearly read.

Material selection played a key role in unifying the proposal. A modern render finish, paired with high-quality glazing and crisp detailing, gives the extension a refined and contemporary character. Rear glazing is carefully wrapped around the corner of the extension to maximise views towards the west and capture the setting sun, while also drawing daylight deep into the internal spaces.

As with any large extension, there is a tendency for the inner areas of the existing house to experience reduced levels of natural light. To address this, flat roof windows were incorporated into the extension, flooding daylight into the heart of the plan and ensuring the internal spaces remain bright and welcoming throughout the day.
Internally, the reconfigured layout has transformed how the house functions.

By consolidating the rear accommodation into a single extension, the ground floor now benefits from improved circulation, clearer spatial hierarchy, and stronger connections between living, dining, and kitchen spaces. Large sliding doors, corner glazing, and rooflights establish a strong relationship with the garden while enhancing the quality of light within.

Challenges

The primary challenge was working within the constraints of an existing semi-detached property, ensuring that the new extension respected neighbouring amenity while delivering meaningful improvements for the client. Careful consideration was given to scale, massing, and boundary relationships to ensure the proposal integrated sensitively with its context.
