A refined replacement home with 35% increased floor area
This project involved the demolition and replacement of a severely dilapidated dwelling that had reached the end of its functional and economic life. The original house suffered from poor thermal performance, an inefficient layout, and significant structural deterioration, making refurbishment neither viable nor sustainable. Our appointment was to design a high-quality replacement dwelling that would deliver a contemporary, energy-efficient family home while responding sensitively to its setting.
The proposed scheme benefited from a 35% increase in floor space compared to the original dwelling, allowing for a significantly improved internal layout and a more generous provision of living accommodation. The new dwelling takes cues from the scale and proportions of traditional buildings, reinterpreted through a modern architectural language.
The massing is carefully broken down into a series of simple volumes to reduce visual impact and create a well-composed arrangement. Materials were selected for their durability, longevity, and contextual appropriateness, including facing brick, natural timber joinery, and a dark slate roof, resulting in a refined and understated palette.
A key driver of the design was to maximise natural light and views across the garden. Large-format glazing and full-height openings establish a strong connection between internal living spaces and the outdoors, while rooflights introduce daylight deep into the plan.
The layout is organised around generous open-plan living areas, supported by more private spaces that allow for flexible family living.
Environmental performance was central to the project. The new dwelling significantly improves upon the original in terms of insulation, airtightness, and overall energy efficiency, reducing operational energy use and long-term running costs.
The site presented several constraints that strongly influenced the design. Its unusual shape resulted in two elevations being positioned near existing boundaries, limiting opportunities for private external space around the building.
As a result, the front garden became the sole outdoor amenity area for the dwelling. This required a carefully considered approach to the roadside boundary, balancing the need for privacy with the importance of protecting and enhancing the street scene.
Sensitive boundary treatments, planting, and controlled levels of enclosure were used to create a usable and private outdoor space without appearing defensive or visually intrusive.
The completed replacement dwelling transforms a neglected site into a sustainable, contemporary home. The project demonstrates how thoughtful architectural design can successfully overcome challenging site constraints while delivering a high-quality living environment that is both contextually sensitive and fit for modern family life.
